Updated material and labour costs for a standard 4-bedroom detached duplex in mainland and island sub-markets.

Construction costs have stabilised in Q2 2026 after two years of double-digit inflation. A standard 4-bedroom detached duplex now costs between ₦95M and ₦140M depending on location and finish quality.

Cement, reinforcement bars and roofing remain the three largest single-line items.

Phased construction with milestone-based disbursement remains the most cost-efficient route for self-builders.
